Springfield: Area Information

Springfield Mall RenderingThe Springfield Commercial Revitalization District (CRD) is located in close proximity to the “mixing bowl”, southwest of the I-95/I-495 interchange. The area is served by the Joe Alexander Transportation Center which contains the Springfield-Franconia Metro Station, a VRE stop and multiple bus stops. The accessibility of road and mass transit options provides an excellent opportunity for business expansion and an increased residential population. Springfield is well positioned to take advantage of these opportunities through revitalization and reinvestment activities based on the community vision to advance the commercial and business community into a new era.

 

Springfield is envisioned to redevelop into a more pedestrian oriented mixed use, urban village that focuses additional residential and office growth, along with additional commercial, open space and community activities in central Springfield. Planning work on the concept is now being advanced through the Springfield Connectivity Study.

Redevelopment activity is already taking place. The Waterford Conference Center and the Town Place Suites have been completed, and a new Residence Inn will be opening in 2009 in the heart of the Springfield Commercial Revitalization District. In addition, the expansion of activity at Ft. Belvoir and the Engineer Proving Grounds (EPG) through the Base Realignment and Closure (BRAC) action will bring thousands of jobs to the greater Springfield area.

Major redevelopment of Springfield Mall into a walkable town center will rejuvenate the southeastern sector of Springfield’s commercial area and will serve as a design model for new projects in the heart of the CRD.

New Development Spurs Springfield CRD Opportunities

  • Redevelopment of the Springfield Mall by Vornado Realty Trust will strengthen the overall viability of Greater Springfield, and will result in a pedestrian oriented mixed use town center development that should be a catalyst for similar designs and projects in the Springfield CRD. In addition to the renovation of the existing mall, development will include in excess of 1 million square feet of new office space, 2,200 residential units, a 225-room hotel, and additional service retail, restaurants, and cafes.
  • The BRAC action related to Fort Belvoir will add approximately 13,000 employees to Fairfax County. New construction at the EPG for the National Geospatial Intelligence Agency (NGA), and a new community hospital on Fort Belvoir are key components of this expansion. Both projects will likely encourage redevelopment within the Springfield CRD.
  • The Greater Springfield/Franconia area is the largest industrial-flex market in the County with more than 10.7 million square feet of space. Additionally, more than 4.2 million square feet of office space, and 5.3 million square feet of retail space, including the Springfield Mall, is located in the Greater Springfield Area, with tremendous influence on and opportunity for the Springfield CRD.
